During a recent home inspection in Vero Beach, we discovered organic growth around multiple AC registers. This is a common issue in Florida homes due to high humidity and condensation buildup. To determine the extent of the issue and whether mold spores were circulating through the home, we performed a mold test.
The Mold Testing Process
To get a complete picture of the situation, we conducted two types of tests:
- Swab Test – A sample was taken directly from one of the affected AC registers to identify the specific type of organic growth.
- Air Sampling – We collected one air sample inside the home and another outside for comparison. This helps determine whether mold spores were present in the breathable air at elevated levels.
Lab Results and Findings
The lab results identified Cladosporium and Hyphae, which are common indoor allergens. While these molds can contribute to allergies and respiratory irritation, the levels found in the home were not high enough to require major remediation.
The primary cause of the mold growth was condensation from the AC registers. When warm, humid air meets the cool metal of the registers, moisture forms, creating an environment where mold can grow over time.
How to Prevent Mold Growth on AC Registers
The good news is that this issue can be resolved with proper HVAC maintenance. Our recommendation for the homeowner was to contact an HVAC professional to:
- Clean and seal the AC boots and surrounding areas to prevent air leaks and condensation.
- Check for proper insulation around ductwork to minimize temperature differences that cause condensation.
- Perform routine AC maintenance to ensure the system is running efficiently and not creating excess moisture.
Why Mold Testing Matters
Not all mold growth is visible, and not all airborne contaminants are obvious. Testing allows homeowners to understand the full scope of a potential mold issue before making costly decisions. In this case, the homeowner avoided unnecessary remediation and instead addressed the root cause—excess condensation from the AC system.
