Most insurance providers in Florida—including Citizens—require a 4-point inspection regardless of the home’s age. How to Pass a 4-Point Inspection
(And Make Life Easier for Your Inspector)

1. Clear Access to Everything
This is a big one. We need to be able to see and photograph each system to complete your inspection.
Make sure the following areas are free and clear of storage or personal items:
- Electrical panel
- HVAC equipment (both inside and outside units)
- Water heater
- Under-sink plumbing in kitchen and bathrooms
- Attic access (if applicable)
A little prep makes a big difference—especially in homes in Sebastian or Wabasso, where garages and closets often become storage zones.

2. Roof
What we look for: Age, material, condition, signs of leaks or damage.
Common issues:
- Roofs nearing or over 15–20 years old.
- Evidence of leaks or past water damage.

3. Electrical System

- Double-tapped breakers or exposed wiring.
- Outdated cloth or aluminum branch wiring.
- Open junction boxes or missing covers.

4. Plumbing
What we look for: Water heater age, pipe material, signs of active leaks, condition of fixtures and supply lines.
Common issues:
- Galvanized or polybutylene piping (common in older homes around Indian River County).
- Water heaters over 18 years old.
- Active leaks and corrosion.
Pro Tip:
Take a minute to clean out the sink base cabinets in kitchens and bathrooms. This lets us quickly and clearly inspect the plumbing—and keeps your stuff from getting in the way. And its an opportunity to do some spring cleaning!


5. HVAC System
What we look for: Age, operation, condition of air handler and condenser, ductwork.
Common issues:
- Systems over 20 years old.
- Units with excessive rust or visible damage.
- Non-functional cooling or heating.
